A villa designed around the group

Samujana Villa 12 is a seven-bedroom hillside property in the Choeng Mon area of Koh Samui. Its appeal is the opportunity for a large group to live together around extensive private facilities: the official page lists seven king-bed bedrooms for fourteen adults, eleven bathrooms and three lounges. Each bedroom is en-suite, and five have jacuzzis.

The distinction between a group villa and a collection of hotel rooms matters here. Shared meals, pool time and evenings together can become the main activity, while separate bedrooms give guests a place to withdraw. Before booking, agree whether your group actually wants that much time together; the value of the arrangement depends on using those communal spaces.

Swimming, training and evenings at home

The official centrepiece is a 25-metre infinity-edge pool, with a children’s pool also listed. Outdoor spaces include gardens, decks and a rooftop sun deck. Indoors, Villa 12 has its own cinema, professional gym and games room with pool, table football and table tennis. A basketball practice court, trampoline and yoga pavilion add further options. Wi-Fi, bedroom televisions, a kitchen, private underground parking and backup generators are listed.

This is a particularly relevant setup for groups with different interests. Someone who wants a workout and someone who prefers a film need not organise separate outings. However, a long facilities list is most useful when matched to actual plans: ask about the condition of essential equipment, how the cinema operates, and any rules affecting children’s use.

Thailand Retreats describes the main living level as open-plan, with a show kitchen and a separate staff kitchen. It places the cinema and gym downstairs. That is useful detail when deciding how the group might spread out during the day, and another reason to request a floor plan rather than judge the property only from pool photographs.

Understand the service package

Samujana’s official FAQ says villa rates include daily breakfast, return airport transfers, Wi-Fi, daily housekeeping, towels and linen, kitchen equipment and estate security. Each villa has dedicated attendants. For lunch and dinner, the estate describes in-villa dining, private-chef arrangements, shopping assistance for self-catering, and help reserving restaurants.

The booking agent’s page contains conflicting chef information: a feature icon suggests inclusion, while its detailed rate conditions list a private chef at extra cost. Obtain the meal and staffing arrangements in writing with your quote. Breakfast inclusion does not establish that every meal, ingredient or special request is covered.

The official FAQ gives standard arrival and departure times of 3pm and noon, with early arrival or late departure dependent on availability. Cancellation terms depend on the reservation. For a group booking, settle those details before coordinating flights; different arrival times can also affect which transfers are included.

The hillside setting needs a practical check

The official location page places Samujana in Choeng Mon and advertises an approximately ten-minute airport journey. Treat that as an operator estimate. The estate overlooks a coral cove, and its FAQ describes beach access on foot or by buggy. It also explains that the cove is shared with neighbouring resorts.

This should be chosen as a hillside villa stay with sea views, rather than on an assumption of direct, level access from the bedroom to the sand. Discuss the route from Villa 12 itself and any mobility needs. The presence of parking and transfer services does not establish step-free movement inside the property.

What Villa 12 guests reported

Villa-specific reports collected by Ministry of Villas offer some useful context. Laura Hepburn’s April 2025 review, referring to a February 2025 wedding, praised Ball and the Villa 12 staff. Lauren C described a six-night March 2018 wedding stay and enjoyed the pool, gym and cinema. A review posted by Dindin13 in May 2016, following a March stay, praised the facilities but warned that stairs could be difficult for elderly guests.

The older accounts help identify questions to ask, rather than proving current condition. For a multigenerational gathering, request bedroom allocation and step details before paying. For a celebration, confirm permission, staffing, costs and operating restrictions separately. Villa 12 makes most sense when the group will use its extensive private spaces and has checked that the layout works for everyone.
